    As a full-service architectural firm, O/I Design Studio is engaged in every phase of a project from concept to completion, enabling the creation of environments (building, interiors and landscape) that facilitate the desires of clients. Our process ensures this.

  • Design your space

    (RIBA Stages 0-1)

    1-2 months

    During the early stages of the project, our aim is to develop a clear defined project brief together with you. You should have the flexibility in exploring different layouts, massing, planning and cost options.

     

    The outcome of this feasibility study would be, that you will have developed a clear brief and an agreed outline architectural proposal. You will also have a preliminary preconstruction programme, clear guidance on the Planning Application process, as well as a more accurate prediction of the complete project costs.

  • Permits and approval

    (RIBA Stages 2-3)

    2-4 months

    During this stage, we develop the concept further and apply construction zones. We work together with you to create a colour and material chart. We also prepare outline specifications for external and internal materials.

     

    We’ll also assist in appointing other consultants during this stage and prepare all necessary documents, such as drawings, design, access statements and reports for the planning and listed building consent submissions.

  • Prep your site

    (RIBA Stage 4)

    2-4 months

    A well-prepared construction phase makes all the difference! During the technical design stage, we prepare and complete construction information. This helps to form the basis of the tender.

     

    This is the most time consuming part of our work, where we carefully review every detail of the design: General arrangement plans, wall details, roofs, floors, small power and lighting, joinery, bathrooms, kitchens, window and door details, skirtings, cornices, damp proofing, finishes and other specification – you’re all covered!

  • Build your home

    (RIBA Stage 5)

    6-12 months

    We will be inspecting the construction site regularly. There are always surprises on site and we will address them as they arise. We always thrive to ensure a positive working relationship with the contractor and other consultants, as we believe teamwork is the key to a successful project.

    We also assist with contract management during this phase which ensures work is carried out as agreed between you and the contractor.

    PHASE 4
    Build your home
  • Move into your home

    (RIBA Stage 6-7)

    Before the contractor hands the project over to you, we will thoroughly check that the finished work complies with all the specifications. We’ll make sure all necessary certificates are in place and the house is ready and safe for occupation before issuing the practical completion certificate.

     

    Once you’re done moving in, you’ll also benefit from our aftercare service. This includes assistance with any issues that arise during the defects period.
